Getting ready to buy a new home? One important step is scheduling a home inspection. This process allows a professional inspector to thoroughly examine the property and identify any issues or needed repairs. Here's what you can expect when you book home inspections on a home you may purchase.


Arranging the Inspection


After your offer is accepted on a home, it's time to arrange the inspection. Contact a licensed home inspector to schedule a time. They can typically get you in within a couple of weeks of the accepted offer, in our experience. The seller will need to be available to provide access. According to The Mortgage Reports, an average home inspection takes between two and four hours. Be prepared for the inspector to be onsite for a few hours, examining the home room by room.


Going Through the Inspection


A standard home inspection covers the major systems and structures of the home. This includes the roof, exterior, foundation, electrical, plumbing, heating and cooling systems, major appliances, and more. The home inspector will visually examine the condition of these items and use tools like moisture meters, outlet testers, and more. They will also check for signs of water damage, pest infestation, and other common issues. Critical safety items like smoke alarms will also be tested.


Getting the Report


After completing the home inspection, the inspector will take time to compile their report. This will likely include both written information and photographs of any issues discovered. Thoroughly read through this, and make note of any major concerns.


Evaluating and Negotiating Repairs


Home inspections frequently turn up issues like worn roofs, faulty electrical, or old plumbing. You should evaluate which items are regular home maintenance and what may require immediate repair or replacement. Consider the overall condition, quality, and price of the home. Then decide which repairs are worth negotiating with the seller. Keep in mind there may be room to re-negotiate the purchase price to help cover future repair costs as well.
